We are sharing a new project update for Phase 1 of the Florence Street development with the Muskoka Community Land Trust (MCLT), a community led initiative that will bring long-term, affordable homes to Huntsville.

Together with MCLT and an engaged consultant team, we are:

* Targeting minimum Net-Zero performance and applying Passive House principles
* Using a Total Cost of Building Ownership approach to ensure generational affordability
* Designing for future climate conditions to support resilience and durability
* Aiming for a 100-year service life that aligns with community stewardship

We are grateful for the values-driven leadership by MCLT as the project continues to evolve.

With CLT floors, highly insulated light wood framed walls, and a goal of Net Zero ready, this is housing that combines environmental responsibility, long-term resilience, and a deep sense of home.

We have been thinking about authenticity and the strange pressure to split ourselves in two.

How we show up at work vs. how we are in everyday life.

How "professionalism" so often means don't be too honest. Don't ask too many questions. Don't show uncertainty.

In architecture especially, there's an expectation to always have the answer. To take control. To perform confidence.

But the work gets better when that divide disappears. When people are trusted to show up as they are.

Not perfect.
Not polished.
Just open.
Curious.
Human.

Authenticity is the opposite of professionalism. It's what allows for deeper listening, real collaboration, and better decisions.

We don't need to perform. We need to participate.

With the loosening of regulations surrounding restrictions on properties containing multiple dwelling units in #ontario there is potential for considerable benefits at both personal and #community levels. These include an additional income stream for the property owner to spend at #local businesses, provision of additional living space so people can stay in their community and gentle increase of housing density that optimizes existing infrastructure. There are also countless forms this housing could take from renovated basements to laneway houses - extensions to existing buildings or detached structures.

Alongside the changes to regulations we are seeing a growth in #offsite #mmc companies offering various solutions (container homes, panelized systems, etc.).

Very close to #kitchener is a new indigenous owned, modular home manufacturer who's first product is a detached, +/- 350 sf home that is completely constructed in their facility (link in bio). @grandrivermodular are a fantastic group who are are ethically motivated to contribute to a solution to the lack of good, affordable housing in our community.

What an amazing surprise to find a highway/motorway services that could actually be a destination rather than a quick pit stop. No franchises, no big brands, just a real connection to the place with a building that blends into the surrounding countryside.
